I have applied to Pine Court Housing Association Ltd of 1 Nelson Street L1 5DW for housing. I understand that in the best interests of myself as an applicant of Pine Court’s existing tenants and that of the Association itself and investigation will be made in to the background of all those included in my application and the services we receive. This will help the association to assess our suitability as tenants, whether the Association has suitable housing for our needs and whether we will need some form of help to be organised in order to help us manage a home ourselves.

Information that may be sought could include:

Information from previous landlord’s into how I or any person included in my application conducted a tenancy. Whether any money owed, whether they received complaints about behaviour of the tenant concerned or their visitors and whether they had need to serve any legal notices regarding any matter concerned with the tenancy

Information from the homelessness department (If accepted as statutorily homeless) concerning my housing history or that of any one person included in my application.
Information from any mortgage lender with regard to any property that I previously owned.
Information from solicitors or social services regarding the custody or access that I or anyone mentioned on my application is said to have with regard to the children named on my application.
Information from the police with regard to any criminal convictions that I or anyone mentioned on my application may have.
Information from the probation service with regard to any orders placed upon me or anyone included in my application.
Information from the Immigration Service with regard to me or anyone included in my application.
Information from social services regarding help that I or anyone on my application currently receives or that they believe will be needed in the future.

I give my consent for Pine Court Housing Association to approach the agencies mentioned above and any other they may see fit to contact in order to assess my housing application, whether or not the information is currently protected by the Data Protection Act or is viewed as confidential by the agency holding the information.

Reference Guidelines

A minimum of 2 references required.

Where the applicant has been living in rented accommodation in the last 2 years, a reference from the landlord must be provided. NB: The applicant has a current private landlord, but is unable to obtain a reference, they must still provide proof of payment of rent e.g. a bank statement, housing benefit confirmation letter, although this will not be classed as a reference.
Where the applicant is receiving support, or has received support within the last 2 years, a reference from that support provide must be provided.
If any of the above references are not applicable, a reference may be provided from the list below providing that the referee has known the applicant for a minimum of 2 years in a professional capacity:
- School Teacher/College Tutor
- Social Worker or other Community Care/Support Worker
- Probation Officer/Youth Offender Worker
- Doctor/Community Psychiatric Nurse/Other Health Professional
- Mortgage Lender
- Member of the clergy or other religious leader
- Welfare benefits advisor
- Community Leader
- Although this list is not exhaustive, it should be used as guidance as to who would be a suitable referee.
The applicant is unable to provide any references, a Subject Access Request (Police check) may be carried out.
The applicable reference form must be stamped with an official stamp or have a compliments slip/letter headed paper attached.
Where the Administrator/Housing Office is concerned about the authenticity of a reference, the referee should be contacted to give a verbal reference. The date of this should be written on the bottom of the reference form and initialled.

CHH – Chung Hok House is a sheltered scheme for the over 60’s in L1 area. L17 properties are supported housing for over 55’s.

Size of Accommodation Offered

The Association offers accommodation to applicants basing on the following rules for working out how many bedrooms applicants need. Applicants and their partner will be expected to share a bedroom. A bedroom is then added for the following people living with the applicants.

Pair of children aged 10 years old or under regardless of sex
Pair of adolescents aged up to 16 years old of the same sex
Any single adult aged 21 years or more
A carer/group of carers Households with an expectant mother are treated as though the child is born. Access to children from a previous relationship will be taken into account when considering the number of bedrooms.

Documents required supporting your application

Proof of Identity
Applicant(s) must provide photographic identification, such as passport and driving licence. Proof of identity is required for all other household members requiring re-housing. Examples include birth certificate, marriage certificate, civil partnership certificate, passport, National Insurance number card, medical card, UK residence permit, and EU identity card.
Proof of Residency in the UK
All household members have to provide proof of residency, such as passport, birth certificate, UK residence permit.
Proof of Address
You are required to provide one of the following documents:
- Utility bill within the last 3 months, such as electricity, gas and water
- A bank statement within the last 3 months
- A benefit letter, such as Income Support and Employment Support Allowance
Proof of Tenancy
If you live in rented accommodation, you are required to provide one of the following documents:
- A Tenancy Agreement
- A Rent Book
- Receipts of rent payments of the last 3 months
Additional Support Documents
If you require re-housing because of any of the following situations, you are required to provide evidence to support your application, such as a letter from Support Worker, Doctor or The Police etc.
- Medical conditions
- Harassment & discrimination
- Domestic Violence
- Victim of crime
